Truly, from personal experience, I can tell you the tax credit is working. I’ve always been a busy REALTOR, but usually in January and February things are pretty slow. I’m telling everyone that I meet now that I’m as busy as I normally am in June and July. It’s unbelievable. Unbelievably awesome!

This video  above is  from the National Association of Home Builders, and it gives a brief description of the Home Buyer Tax Credit. First-time buyers can receive a credit of up to $8,000 and repeat buyers may be eligible for up to $6,500. That’s FREE MONEY people. But you must act soon. You need to be In Contract on a property by April 30th, 2010 to qualify, and you must then close prior to June 30th.

The $8,000 Tax Credit is coming to an end. It is currently being reviewed for a possible extension and maybe an expansion to included all homebuyers. But as with everything, we should prepare for the worst while hoping for the best. What I mean is, we should prepare as if it will NOT be extended, even though we hope it will be. Any questions? I  left a comment question about  whether or not this can be used to tile floors too. The video only explains how to use it for backsplash and countertops. Either way though, this  seems to be  a great product if it works as well and easily as it appears to.

This is a question I get asked a lot, especially by buyers who are either about to write an offer or by buyers who are starting to think about buying sometime in the near future.

In today’s market, I can safely say that most deals are closing within 30-45 days of getting an accepted offer into contract. In fact, I’ve had some recently close within about 20-25 days. However, I’ve also had some take up to 60 days depending on any unforeseen issues.

So, if you were to write a contract today, your Realtor would probably negotiate a closing date into the contract for somewhere around October 23rd, give or take a few days.

This is important to know, especially if you’re a buyer who wants to take advantage of the first-time home buyer tax credit of $8,000 – because you need to be closed before December 1 of this year (unless they decide to extend it). So, to be safe, and give yourself 45 days to close, you need to be writing an offer within the next week or two to take advantage of the tax credit.
